I had the pleasure of seeing this property in person this week, and not only do I like the concept, but definitely liked the execution as well. The property was a Spanish style side by side duplex that the developer converted into a stunning wide open loft like four bedroom showstopper. They used as a base my favorite wood flooring choice at the moment throughout the home, wide plank white oak floors. The attention to detail is first rate, including the front bathroom (shown below) with wallpaper pattern like design ingrained into the tiles, which to be honest I had never seen before. There is a large chef's kitchen, a multitude of skylights allowing natural light to flood the property, and an ideal open floor plan leading to a truly relaxing backyard with great landscaping. I like how they kept one of the duplex doors on one side of the front to allow for a home office as well. Lying in a prime "Beverly Grove" neighborhood by all the chic shopping and restaurants on Melrose, this one is not to be missed.

The area between 1st and 3rd street on La Brea was already very cool in my eyes, as on the east side of the street it housed many great LA shopping haunts. These include famed clothing stores like American Rag, Stussy, and cool sneaker spot Undefeated. There is also high end furniture store Vioski, which houses the very cool Palms Chair and Ottoman (you can see it shot after the break through the glass, which produces a cool effect). Lastly, but certainly not least, is the French style cafe of Cafe Midi, one of my personal favorite spots to have lunch.
Now it seems the people at Madison Marquette are renovating the west side of the street. By looking at the renderings and the history of the buildings on their website, this side is sure to impress. The architecture of the building's houses a great shell for the build out of new and cool retail stores, and further restaurants to add to the area's appeal. The site of an Edsel Automobile dealership in the 1950’s, the building was later headquarters to one of LA’s premier printing shops, Continental Graphics Corporation. Now the architects at Studio One Eleven are highlighting each building’s unique characteristics including wood truss ceilings, exposed brick and steel beams to great fantastic retail spaces. A couple spaces have already been leased, and are looking great. I look forward to following the progress and visiting the great spaces once the renovation is complete.
I showed this property to a client yesterday, and even though it did not work for their needs, I personally thought it was a really well done home in a nice location. Taken down to the studs and rebuilt about 8 years ago by Silver Lake based Built Inc. Architecture + Design, this newer home is really well done with a nice easy wide open floor plan. One of the only modern architectural homes in the area, it stands out among the more traditional homes of the neighborhood. It is just off 3rd street and only three blocks to the hip shopping and restaurants on La Brea, which is continuing to grow and redefine itself as a must visit retail destination with the upgrading and development of new hip spaces on the west side of the street to accompany the ones currently there on the east side.
The house itself has modern finishes, clean lines, and light wood flooring throughout. I have a client who is currently looking in this small pocket known as Lafayette Square in Mid-City Los Angeles, so have come to learn and appreciate it recently. It is a small community, founded in 1913, and designated by the city of Los Angeles as a HPOZ (Historic Preservation Overlay Zone) because of it's history and architecture. With about 225 homes in the area, one can only access the square by car through one street, St. Charles (off of Crenshaw Blvd.), as the rest of the ends are all gated. This definitely adds to both a community feel and safe neighborhood vibe. The residents in this location take their character original homes seriously, and should one try to change too much of the outside of the house, can be told to put it back by the city. While the outside of the homes retain their original charm and character, some of the homes have been updated inside for more modern conveniences. There are varying types of architecture in the square, but all lie on large lots, and appear quite stately from the street. Even though I definitely lean towards mid-century and modern architecture, I can appreciate the beauty and history that these homes provide.

One of the most influential and successful designers in Los Angeles, Kelly Wearstler, has started a new blog entitled My Vibe My Life. If you don't know her by name, you may have visited or seen some of her iconic designs, like any Viceroy Hotel throughout the world, the Broadway Loft Building in Hollywood, and numerous private properties for client's. For her first post, she has displayed a glimpse into her creative process, by setting up inspirational trays in her large design studio for various projects currently in the works. She has only put up one post so far, but for anyone interested in design in general, this may be a blog worth following and checking back often.

I recently visited a friend, who was staying in a loft downtown, and took some pictures to show both the downtown skyline, as well as the character and details that was put into the older buildings. They sure don't make them like they used to right? It is great to see a new area of Los Angeles developing with new residential, retail, and goods & service. It's been discussed for so long, that it is nice to finally see the vision coming to fruition.
