Having previously leased this unit, the current Tenant will be moving out soon, so the property will be available again August 15th. This is a designer NYC style loft in the most desirable loft building in Hollywood, filled with celebrities and VIP's. Jason Statham's Hollywood Hills Glass House

One of the several fine homes of movie star Jason Statham (Transporter series, Crank, etc) has just become available. This one is positioned high above the famed Sunset Strip in the Hollywood Hills. The listing describes the home and it's architecture by noting that it's "Reminiscent of the famed Glass House by Phillip Johnson." It is full of clean lines, open space, and walls of glass. Surprisingly, the pictures don't appear as bright as one would think the interior would be in a glass house, but may have just been a gloomy day. The home has three bedrooms, one of which was turned into an office with built-ins. The exterior beckons you outside through the glass walls to the private pool surrounded in nice Jay Griffith designed landscaping. This house would be perfect for the minimalist aficionado.

Ashton Kutcher's Hollywood Hills Hideaway For Sale

Celebrity Ashton Kutcher has listed his Hollywood Hills home for sale. Kutcher purchased the property in 2004 back in his bachelor days for $1,000,000, and with his father, completely gutted, expanded and renovated the property into the stunning residence it is now. The property was originally 2,002 sq ft and was expanded into the 3,235 sq ft home it currently is. As we all know Kutcher got married to Demi Moore, so didn't get to enjoy his new bachelor digs. It was recently listed for sale, and looks great. Lying on almost an acre of land, the property has great attention to detail, high end finishes, and an infinity-edge pool. The property is gated and thus very private.

2556 Greenvalley Rd, Hollywood Hills

$2,600,000 4 Bed 4.5 Bath 3,235 Sq. Ft 38,330 Sq. Ft Lot

Listing & Photos Courtesy of Gary Gold - Hilton & Hyland

Using his celebrity, he partnered with Gilt.com to sell tours of the home on Gilt City Los Angeles. The home has been staged by five Los Angeles designers for the tours, and all proceeds from the ticket sales will benefit Kutcher & Moore's foundation, DNA. This is in a private Laurel Canyon location, and represents a great opportunity to own a large lot in the Hollywood Hills. John Mayer Sells His Funky Pacific Palisades Pad

Grammy winner and multi-platinum recording artist John Mayer has closed escrow this week on his home in the Pacific Palisades. While it went into contract in just thirteen days at very close to asking price, it looks as if Mr. Mayer took a sizable loss on this one. Per MLS records, he purchased the property in June 2006 for $1,750,000 and just sold it for $1,291,875 (interesting price right?). Celebrities are susceptible to the ebbs and flows of the real estate market just like the rest of us, although I am sure he can afford to take the hit more then your "average Joe" could. Although I think the front is kinda hideous, I do like the interior floor plan with it's soaring ceilings and open floor plan. I also like the furnishings and design accents John added. The property is on a large lot with lush green surroundings, and in very desirable Pacific Palisades. Do you think the Piano pictured is where he wrote some of his many hits?

Pharell's Miami Beach Pad

These pictures came out at the end of last year from The Selby, who has some amazing pictures of the interiors of some very cool properties by the way, but I just felt like reposting since I like the property and am a Pharell fan. I like his music, clothing line, and all around cool vibe; but, I also like his taste in modern pop art and architecture. Look at the details in this Miami property, from the staircase to the ceiling touches, to the walls of glass framing the ocean view. The colorful art sets it off though, with rare pieces from such notable names as KAWS and Takashi Murakami. Not a bad place to relax and hang out for awhile right.

Downtown Los Angeles

I recently visited a friend, who was staying in a loft downtown, and took some pictures to show both the downtown skyline, as well as the character and details that was put into the older buildings. They sure don't make them like they used to right? It is great to see a new area of Los Angeles developing with new residential, retail, and goods & service. It's been discussed for so long, that it is nice to finally see the vision coming to fruition.

Recent Trip to new LA Live; Downtown LA

The new LA Live complex sure came with a lot of hype and investment dollars, and has further assisted with downtown Los Angeles' evolution and growth. It is a great hub with many restaurants, concert theaters, Staples Center, and more. It is massive, and done with a nod to modern architecture. Rising high over it is the new Ritz Carlton Hotel and Residences. If you have not visited downtown in awhile and think there is not a good reason to go down there, this complex and it's goods and services may change your mind.

Thinking of Living in Hollywood? My Blog Post for Dale Siegel's Blog

I recently published a guest blog post about Hollywood on the Dalesiegel.com website. Using their format, I wrote about the recent growth and transition of new Hollywood, the Real Estate industry and the technology used, and gave tips for buyers and sellers. I also included a story where one of my buyer client's got themselves the once in a lifetime deal.

New Apts Coming to Hollywood

In the next few month's there could potentially be thousands of new residents and visitors flocking to Hollywood to either stay at the new W hotel or call the area home, as multiple new apartment buildings are coming. I have previously posted a picture of the apartments at 1600 Vine, and now here is a look at the construction activity of two more apartments underway just north of Hollywood Blvd & East of Highland. Here is also a first look at the stucco exterior of the one closes to Highland, Jefferson at Hollywood.

Hollywood & Vine Expansion Pictures

Just a few of the pictures I took today of the Sunset/Hollywood & Vine area of booming Hollywood to visually represent previous posts about the area's rise. This is obviously just a snapshot of a small area, and I will have more of new shopping on Cahuenga, new loft buildings, hotels, and more soon. I live in and around this area, so shooting in Hollywood is easy. [flickr size="small" float="left"]http://www.flickr.com/photos/42659427@N02/4207472826/[/flickr]

Hollywood's Evolution

I have recently posted a few tweets about different loft/condo projects in Hollywood that I have shown various client's, so thought it was time to post a bit more on the topic. The area of Hollywood has gone from roaring in the 20's with the movie industry's arrival to shaky (to put it mildly) in the 80's, and now evolving into one of the most dynamic and desirable locations in Los Angeles. The fact of the matter is that Hollywood is currently rapidly changing in front of everyone's eyes, with it's influx of soaring buildings, cranes, and massive development in every category. There are literally Billions of dollars in new development that has either recently completed or is currently under construction, namely the $600M W Hotel & Condo project at Hollywood & Vine. That intersection has become the epicenter, and developer's have been capitalizing on the city's adaptive reuse ordinances on that very intersection with the Broadway Lofts (Formerly the Broadway store) at the southwest corner and the Lofts @ Hollywood & Vine (formerly the Equitable Building) on the northeast. Prices in this area range from as low as $399,000 and go all the way up to $6M at the new W building. [flickr size="small" float="left"]http://www.flickr.com/photos/42659427@N02/4188411239/[/flickr]

The reemergence was started in 2001 with the Hollywood and Highland retail complex (pictured above). It is not only loft buildings for sale being built, but also apartment buildings, several mixed-use projects with retail below apartments (this I am a huge proponent of), and restaurants and nightlife. Since I live just off Hollywood Blvd. in the thick of the action, it is an absolute joy to be a part of the new Hollywood. It is this knowledge of the city that is crucial to adequately advising my clients. I would definitely recommend buying into this area as a lifestyle, assuming you like urban living and the ability to walk to goods and services, as well as an investment. The city feels alive and only getting better. There will be a new arrival of thousands of residents, which in turn will bring energy and cultural influencers further evolving the city into one of the most desirable places to be in the city of Los Angeles. Enjoy the evolution.
