Two Houses on a Lot, 1 Modern, 1 Vintage -- West L.A.

A unique and creative space created by owner/architect Emily Jagoda. The modern home is both practical and visually pleasing, taking inspiration from California's great architectural pedigree, yet remade in Jagoda's own vision. It is 3 bedrooms, 2 baths with concrete flooring, an open floor plan, and the unique use of windows throughout the home allow for a ton of natural light. The vintage house has been upgraded, and is 2 bedrooms, 2.5 baths. They both have private outdoor spaces as well. In a growing westside location, this is an opportunity to own a mini-compound in coveted West Los Angeles. For more information, see the video of the creation of the property by the architect/owner herself here.

2500 Tilden Ave, West Los Angeles

$999,000 5 Bed 4.5 Bath 2,665 Sq. Ft 5,280 Sq. Ft Lot (Figures are for both houses combined)

This is a unique opportunity to own two homes for the price of one. Especially on the westside, where one would be surprised how little a million dollars gets you, this is an excellent value. A good mix of modern and vintage, live in one and lease out the other, or use one for an office/creative space. Opportunities abound in this one. I spoke to the listing agent today, and both houses are currently leased for a total of $6100/mo, which makes for a nice investment, as this would definitely cash flow with 20% down. My Style; Sweet Mid-Century Modern w/ Explosive Views

This Hollywood Hills property was recently re-listed on the market, but did not sell again for some reason. I wanted to post it, as it is the style that I probably enjoy the most. That mid-century 60's cool, but with modern finishes. This property has terrazzo flooring, an open floor plan with high ceilings, and great vintage detailing. Every part of the house leads out to explosive views of Los Angeles through it's walls of glass. The outside is an entertainer's dream and would have one feel as if they are living at the Mondrian Hotel's Skybar. Frankly I am surprised the owner has had such difficulty selling this special home.

Around Los Angeles--Venice (Abbot Kinney area)

I was in Venice this morning dropping off keys to the buyer's agent for the condo I just sold this past Friday. Venice is a beach town first and foremost, but there is a burgeoning modern architecture scene nestled in with vintage Craftsmen buildings and small California bungalows that form an interesting visual mix. It is nowhere more prevalent than on the main shopping thoroughfare of Abbot Kinney. This street has boomed over the last several years, and is now considered one of the hippest and most desired locations in all of Los Angeles to live (there are several live/work & multi-use buildings in the vicinity), as well as hang out for it's options of shopping, coffee, restaurants, and cultural scene. Here are some of the shots I was able to capture today to show the contrasting styles and development of the area, both in commercial spaces and housing.
